| Full Discounted Cash flow (DCF) Analysis |

Targeted properties undergo a full DCF analysis with sensitivity tables built in. Sensitivity analysis includes inputs which dramatically effect the underlying value of the asset; including terminal cap rates, market rents, operating expense and reimbursements, any and all costs related to development, including offsetting public subsidies such as tax exempt bonds, New Markets Tax Credits, or Site Improvement Bonds. |

Investment clients receive full market reports when valuing the attractiveness of an asset. Appropriate demographic information and economic trends and forecasts are attached, as well as support for the underlying property assumptions utilized to determine value. |

Market cycles and economic uncertainty can dramatically effect the value of an asset’s future. CCSG develops a “plan of investment strategy” for each project that is presented to the firms investors.
