Using short term financing to purchase and renovate homes can be critical to a business model such as ours. Based on the high volume of Memphis real estate transactions we do, many short term and private lenders have sought partnership with us to service the needs of our clients. Additionally we understand the risk involved in lending short term money for real estate investment transactions. We work hard to mitigate that risk while providing a strong profit to the lender and reasonable fees to the borrower at the same time. Providing quality real estate investment property to a buyer's portfolio is paramount to what we do. We only sell properties in the areas in which we own properties. By doing this the lenders risk is automatically mitigated. Additional protection we provide to a lender includes: |

1. All borrowers are prequalified with one of our 3 permanent financing partners in advance of a loan opportunity being presented to the short term lending partner.
2. Recommendations are made to the short term lending partner from the permanent financing partner with regards to LTV, loan size, term. (Recommendations are not made by us, the seller)
3. All properties are renovated by long term contracting partners we have used many times.
4. Properties are managed by qualified management companies
5. All closings are presided over by our closing attorney.
6. Closing attorney prepares a reverse quit-claim deed so should the borrower default, the foreclosure process is avoided and the lender takes immediate possession of the property.
7. Our team and sphere of influence will work overtime to assist in getting defaulted property off your books.
